Individual Cabins and Lots


Lot # 1
Rio Vista Cabin
A 1.237 acre lot which includes Lost Trail
Ranch's Rio Vista Cabin. This lot features unsurpassed views of the
Rio Grande Reservoir basin and the surrounding mountains, wide open southern
exposure with new Aspen trees taking root around the north side of the
cabin. The cabin has two bedrooms, one bath, spacious kitchen area
with tile floors and big bright living/dining room; opens to both a covered
eastern porch and an open deck with full southern sun and views overlooking
the Rio Grande Reservoir. The perfect cabin for setting up your
binoculars on the kitchen table or front deck and watching the moose pass
before you, or listen to the bugling elk.

Lot # 2
Aspen Grove Cabin
A 1.293 acre lot which includes Lost Trail
Ranch's Aspen Grove Cabin. This lot features a protective Aspen grove
opening up to an open field of native grasses and wildflowers, and
spectacular views down to the Rio Grande Reservoir basin. The cabin
has just been renovated with brand new kitchen/dining area and full
bathroom. Footprint for the cabin is expandable. Currently a smaller
but complete cabin with full bath, full kitchen, one bedroom, and a separate
second bedroom or study. Terrific eastern covered porch for sitting back to
sip your coffee and watch the sun rise over Finger Mesa and the bend of the
Rio Grande as it twists into the Reservoir, or north porch which allows
intimate vies of the regal Pole Mountain.
A sweet little special gem, quiet and cozy
and full of charm. The lot includes a good, healthy grove of Aspen, rolling
native grasses and wildflowers down to the pasture, and a view down to
the Rio Grande Reservoir.


Lot # 3
Meadow Manor Cabin
A 1.263 acre lot which includes Lost Trail
Ranch's Meadow Manor Cabin. This lot features a combination of
secluded privacy and wide open views of the Rio Grande Reservoir and the
surrounding mountains. The two story cabin is recently renovated with
charming log construction, stone work, wood floors and huge southern
windows. Includes three bedrooms, two bathrooms, huge great room with
open gourmet country kitchen and fantastic living/dining space. This
cabin boasts three covered porches and the large wrap around southern deck,
the perfect location to sit back and enjoy the sunset while you watch the
elk come out to graze from the meadow across river.

comfort, this cabin became available for rent for the first time in June,
2010. The lot includes a good size woodshed and/or utility building,
corner privacy, and unsurpassable views of the Rio Grande Reservoir and the
surrounding magnificent mountains.


Lot # 6
Spruce Hollow
Cabin
A 1.095 acre lot which includes Lost Trail
Ranch's Spruce Hollow Cabin. This lot features a beautiful thick grove
of Blue Spruce trees and Quaking Aspen wrapping around the north and sides
of the cabin, while still making the most of the open southern views and
wide open feeling that the big bright windows of the cabin allow. A
most private setting with a cabin full of special craftsmanship and charm,
with tile flooring and Aspen paneled walls and ceiling. Two bedrooms
(one with a queen size bed, the other with a full/double bed) plus a
sleeping loft (with two small twin mattresses), and full bathroom.
Wonderful living room/dining room and a clean, efficient kitchen. Western
covered deck is the perfect place to kick back and enjoy the peaceful sun
set while quiet sounds of the mountain filter through the trees.

An adjacent 10.56 acre private parcel not
included in the HOA and separate from the subdivision, this lot features
open lush meadows of rich native grasses and wildflowers galore with
remarkable views in every direction of the Rio Grande Reservoir basin, Pole

Location:
Talk about "location, location, location." Our guests say this is
the most beautiful place on earth, and chances are, you will too. High in the San Juan Mountains, Hinsdale
County, Southwestern Colorado. Direct access from USFS Road 520,
alongside the Rio Grande, just above the Rio Grande Reservoir dam, and
just below the Continental Divide. Approximately one hour from
Creede or Lake City, and about 6 hours from Denver or Albuquerque.
This is a vacation paradise! Fishing, hiking, biking, horseback riding, camping, back country skiing
and snow shoeing, four-wheeling, and more, right from your front door; 1
1/2 hours to terrific golfing at the Rio Grande Club; 2 hours from prime
skiing at Wolf Creek Ski area. Elevation is approximately 9,800 feet. Please see attached page with MAPS for more

Property Description:
The property consists of six lovely log cabins spread out privately
and tastefully among the Blue Spruce and Aspen, each with individual
personalities and located on a private acre plus of land with complete
off grid utilities including well water and solar electricity. The property borders the Rio Grande
National Forest. The cabins and facilities are
south facing with Aspen and Blue Spruce nestled about them. In
front of the cabins lies gently
sloped pasture, sub-irrigated, lush open meadow, also for sale as the
additional building site. And just beyond that
lies the incredible high mountain paradise of the San Juans.
Access: Private,
gated entrance from the Forest Service road (maintained for spring,
summer and autumn use; during winter owners and guests currently snow
mobile in from the parking area at the Rio Grande Reservoir).
Water: Water
to all cabins is provided by well, permitted through
the SLV Water Conservancy District. In addition, there is a spring
for domestic water, developed and deeded. Each cabin is permitted
to allow for their own water well. Recently installed water storage and deep water
lines provide water in the winter months to three of the main cabins.
Pasture is heavily sub-irrigated and produces excellent high mountain
native grasses.
Utilities: Completely off-grid,
there is a developed solar powered electrical system in place which
provides limited power for all cabins. Most cabins have propane
fridge/freezer, propane hot water heaters, and back up propane lights. Satellite dish provides excellent
internet access, along with a wireless router to provide internet for
several of the cabins. (Satellite TV could easily be accessed as
well. However it has not been the choice of the current owners) Quite
remarkably, for living "so far away from it all," this ranch is not lacking in
modern conveniences and comforts.
Buildings in place: The Guest Ranch
was built with six log cabins. Original structured date back to the
1930s and 40s, however, most cabins have been recently beautifully remodeled
in a charming log cabin style to keep
the historic nature and appeal, while providing well for the more modern
and demanding clientele. Over the last 10 years, the current owners have
invested hundreds of thousands of dollars and innumerable hours to the
improvement of the ranch, the business and the facilities - and you can
see the improvements everywhere you look! One of the cabins has just been
completely renovated to provide a year round comfortable and stunning
home for the owners, with two stories, two bedrooms, two bathrooms, office/trading
post, and incredible open kitchen/living/dining area, and views that
will take your breath away in all directions. Most guest
cabins have been completely renovated and redecorated with log
structures and charming taste to provide maximum
comfort and beauty for the guests. All cabins make the most of the
incredible Colorado sunshine, and the absolutely magnificent views that surround
the ranch.

Most guest cabins are fully furnished, with well
stocked kitchens and all utilities and utensils to make them ready to
enjoy. The owners may provide a list of the few personal items
that will not be included in the sale of the property, available upon
request.
The main utility building, which houses the solar
electric system and the water storage system, is a hand crafted log
structure in the tradition of the original ranch buildings.
Weather: As anyone
in Colorado knows, wait five minutes and the weather will be different.
However to be fair to an interested party, we'll do our best to try to
sum up what the weather can be like at different times of the year.
The current owners have lived here full time, year round, for the past
six years, and have taken on the hobby of monitoring and recording the
weather.
During the main summer season, daytime temperatures average 75 degrees,
and nights cool down to about 45 degrees. Temperatures begin
to change by the beginning of September, and the peak color season is
about the third week of September. Although there are often a couple
of fun (and photogenic!) snows that melt off pretty quickly in October, we plan on being
"snowed in" after Thanksgiving, but it can be as late as January in low
snow years! For those of us who love the winter sports, we look
forward to the snow season, and the peace and quiet that it brings to
this beautiful mountain. Snowshoeing, back country skiing and
snowmobiling right from the front door! This area of the southern San Juans is
considered the Banana Belt of southern Colorado, as our temperatures
are relatively mild (and certainly far less wind!) than the nearby San
Luis Valley. The incredible high mountain, abundant Colorado
sunshine tends shine on and on and on...
Location facts and attractions:
Pristine waters surround the Ranch, the true headwaters
of the Rio Grande. In addition to the Big River, there are innumerable
high mountain lakes and streams for exploring, wading, casting,
catching... Fishing has, without a doubt, been the top draw to this
Ranch
and this area since the early 1900's. Miles and miles of nearby
Forest Service trails provide unlimited potential for horseback riding
the most incredible back country and wilderness trails directly from the
Ranch. (Horses are still our favorite way to get around and enjoy
this magnificent mountain!) In addition, hikers, backpackers, mountain bikers, dirt bikers, and 4-wheelers have found their
own paradise here, too. There is room for all here, without
crowds, and with plenty of special places still untouched, undisturbed.
Known and highly respected for the limited draw,
trophy elk hunting of Unit 76, the Ranch is located in one of the state's
most premier hunting locations. Unlike many areas nearby, the
number of hunters are kept quite small, and the herds are big and
healthy, making the bugling season a pleasure not only for the hunter,
but for any wildlife enthusiast. We all spend many an evening
here, all summer and fall, watching the elk, the moose, the fox
and coyote, and so many spectacular birds, right from the front porch or
windows!
In addition to the incredible wildlife and natural
beauty that surrounds us year round, the area is rich in history... and
in fun! Be sure to take a look at and spend some time in the
nearby towns of Creede and Lake City, or just on the other side of the
Continental Divide, there is Silverton. All have so much to offer,
so many stories to share, and are welcoming, comfortable towns to spend
time in. You'll want to shop, dine, and enjoy the culture,
theater, history, and local events and flavor of these unique mountain
towns.
